Course Overview

The Rooms Division & Housekeeping Management Training Course equips rooms division managers, executive housekeepers, and hotel managers with the management and cost knowledge needed to run the largest department in most hotels as a disciplined operation. Rooms are usually a hotel's main source of profit, and housekeeping is usually among its largest payrolls. As hotels, resorts, and serviced apartments open across the Gulf and Africa, operators and owners need rooms leaders who can protect cleanliness and guest satisfaction while keeping labor, linen, and supply costs under control. The course focuses on managing the department and its costs, not on reception skills or guest-contact technique. Participants examine how rooms division results are built, how room status moves between housekeeping, the front desk, and engineering, how to set productivity standards and staffing models that follow occupancy, and how to manage linen par levels, guest supplies, cleaning chemicals, and laundry. They also consider when in-house teams make sense and when contract cleaning or outsourced laundry offers better value. Participants work with the tools used by rooms leaders, including USALI rooms department statements, cost per occupied room, room attendant productivity measures, inspection programs, deep cleaning calendars, and out-of-order room tracking. Public area care, preventive room maintenance with engineering, chemical safety management, hygiene oversight, lost property procedures, and water, energy, and waste reduction through an environmental management framework such as ISO 14001 complete the scope, together with training, retention, and workforce planning for multinational teams. The course is delivered through hotel case studies, staffing calculations, cost analysis exercises, room inspection planning, and a final rooms division workshop. Participants leave with a staffing model, a cost per occupied room analysis, a linen par level calculator, a room inspection and deep cleaning program, and a rooms division cost and quality plan they can adapt to their own property.

Learning Objectives

  • Analyze the structure of rooms division results and the main drivers of cost per occupied room in a hotel.
  • Define management roles and working relationships across housekeeping, front office, laundry, and engineering.
  • Manage room status flows so that cleaned, inspected, and available rooms reach sale without unnecessary delay.
  • Set room attendant productivity standards that reflect room size, stay pattern, property layout, and service level.
  • Build staffing models and rosters that follow occupancy forecasts and control overtime and agency labor costs.
  • Design room inspection programs that sample rooms fairly and link findings to coaching and corrective action.
  • Plan deep cleaning, public area care, and preventive room maintenance programs around occupancy so that saleable rooms are protected.
  • Control linen par levels, losses, replacement cycles, and laundry costs using consumption data and regular counts.
  • Manage guest supplies, cleaning chemicals, and minibar stock through purchasing standards and inventory controls.
  • Compare in-house and outsourced cleaning and laundry options using cost, quality, risk, and contract performance.
  • Establish chemical safety, hygiene, pest control, lost property, and guest privacy procedures at management level.
  • Reduce water, energy, chemical, and waste use in rooms operations without weakening guest satisfaction.
  • Develop recruitment, training, retention, and supervision plans for large multinational housekeeping teams.

Who Should Attend

This course is designed for rooms division managers, executive housekeepers, assistant housekeepers, housekeeping supervisors moving into management, laundry managers, and front office managers who share accountability for room readiness and rooms department profit. It is equally relevant for hotel managers, resident managers, cluster rooms leaders, cost controllers, and quality managers, as well as asset managers and officials in tourism authorities who review hotel standards and operating performance, including those responsible for classification and quality programs. Professionals in hotel groups, independent hotels, resorts, serviced apartments, hospital hospitality units, staff accommodation operators, and contract cleaning and laundry providers across the Gulf and Africa will find the course directly applicable. It is particularly valuable for managers preparing to open a new property, for teams under pressure to reduce rooms costs without harming guest satisfaction, and for high-potential supervisors preparing for a first department head role in a large hotel or resort.

Learning Outcomes

  • By the end of this course, participants will be able to:
  • Read a rooms department statement under USALI and identify the main drivers of its profit and cost.
  • Calculate cost per occupied room and explain its movement to senior management and owners.
  • Coordinate room status flow between housekeeping, front office, and engineering teams to speed up room release.
  • Set realistic productivity standards for room attendants, supervisors, and public area teams.
  • Build a staffing model and roster that respond to changes in forecast occupancy and control overtime.
  • Design a room inspection program that links findings to coaching and corrective action.
  • Plan deep cleaning and preventive room maintenance with minimum loss of saleable rooms.
  • Calculate linen par levels and control losses, replacement cycles, and laundry costs using consumption data.
  • Compare in-house and outsourced cleaning or laundry using cost, quality, risk, and contract terms.
  • Manage contractors through clear service level agreements and regular performance reviews.
  • Set practical reduction targets for water, energy, chemicals, and waste in rooms operations.
  • Prepare a rooms division cost and quality plan that supports the hotel's annual budget and guest satisfaction goals.
