The Real Estate Valuation Principles for Managers & Investors Training Course equips asset managers, investors, finance leaders, and public officials with the working knowledge needed to commission, read, question, and use property valuations in real decisions. Valuation figures sit behind acquisitions, disposals, lending, financial reporting, partnership arrangements, and the management of public property portfolios across the Gulf and Africa, yet the people who rely on them are rarely the people who prepare them, and a report accepted without scrutiny can carry weak assumptions straight into a board paper. This course focuses on understanding and using valuation, not on practicing it. It does not train participants as valuers or prepare anyone for valuer licensing or professional membership; regulated valuation work remains with independent professionals. Participants study what value means under different bases, including market value, fair value, and investment value, and how the comparison, income, and cost approaches work in principle. They then follow the logic of direct capitalization, discounted cash flow, and residual appraisal closely enough to see which inputs drive the answer and where a small change in assumptions moves the conclusion. Participants work with the references that shape credible valuation practice, including the International Valuation Standards, the RICS Red Book, IFRS 13 on fair value measurement, and IAS 40 on investment property, without treating any one of them as a local rule. The program also covers the governance around valuation: appointing and rotating valuers, independence and conflicts of interest, clear instructions, how regulators oversee the profession, valuation committees, and the use of valuation evidence in lending, portfolio reporting, and public property decisions. The course is delivered through case studies, report review exercises, sensitivity analysis, and a final investment committee workshop. Participants leave with a valuation instruction template, a report review checklist, a sensitivity worksheet, and a valuation governance framework they can adapt to their own organizations.
