The Mixed-Use & Master-Planned Community Development Training Course equips master developers, government-backed development entities, and public planning and land officials with the management knowledge needed to lead large, multi-phase places rather than individual buildings. The course is tied to the realities of major projects: new districts, waterfront and city-extension schemes, and national development programs across the Gulf and Africa, where a single organization may be responsible for land, infrastructure, investors, and the community that eventually lives and works there for decades. The course begins with the decisions that shape a major scheme. Participants examine how a vision is turned into a development framework, how master plans are commissioned and tested against market evidence, and how land uses are mixed so that housing, offices, retail, hospitality, education, and public space reinforce each other. They study walkability, transit-oriented development, density and character areas, and the anchor uses that give a new place its early credibility. The course treats phasing as the central management tool, since each early release of land sets the value, cash flow, and reputation of what follows. Participants also learn to test whether the demand assumed for each use is realistic, and to avoid a master plan that looks compelling but cannot be funded or built in the order it shows. The delivery model is examined in depth. Participants compare the master developer role with direct development, and study plot sales to sub-developers, development agreements, design guidelines, and development control. They consider the sequencing and funding of enabling infrastructure, utility providers, road and transit interfaces, and the coordination of many contractors and consultants at the same time, along with phased cash flows, public-private arrangements, and how governments and investors share risk. Frameworks such as LEED for Neighborhood Development and BREEAM Communities are used as sustainability reference points, not as goals in themselves. A community does not end at handover, so the course also covers placemaking, activation, community governance, estate management, service charge models, and the long-term stewardship of shared assets. Participants consider who will own, fund, and maintain parks, streets, and community facilities once the master developer steps back. The course is delivered through major project case studies, phasing and land release exercises, role-based negotiation simulations, and a final workshop. Participants leave with a master plan review checklist, a phasing and land release plan, a design guideline framework, a sub-developer agreement checklist, and a community stewardship outline they can adapt to their own schemes.
