The Hotel Asset Management & Owner-Operator Relations Training Course equips hotel owners, investors, asset managers, and owner's representatives with the commercial and contractual knowledge needed to protect and grow the value of a hotel run by a third party. Hotel investment by sovereign funds, family groups, real estate developers, and government-backed tourism programs is expanding across the Gulf and Africa, and many of these owners rely on operators whose interests overlap with theirs only in part. The course is written from the owner's side of the table, and it focuses on the decisions that shape returns over the life of an asset. Participants examine how owner and operator incentives differ, how hotel management agreements allocate authority and risk, and how to review performance without running the hotel. The program also covers branded and independent options, franchise and third-party management arrangements, leases, and the choices involved in appointing, reviewing, or replacing an operator. Participants work with the tools hotel asset managers use, including USALI statements, gross operating profit, net operating income, flow-through analysis, competitive set benchmarking, and the budget review cycle. They study the main terms of a management agreement, including term, base and incentive fees, owner's priority return, performance tests, budget approval rights, the furniture, fixtures, and equipment reserve, audit rights, and termination provisions. Capital expenditure planning, renovation return analysis, valuation concepts, hold or sell decisions, and the governance of the owner's own team complete the scope. The course is delivered through hotel case studies, agreement review exercises, budget challenge sessions, negotiation role plays, and a final asset management workshop. Participants leave with a management agreement term checklist, a budget review framework, an operator performance scorecard, a capital plan template, and an annual asset management plan they can adapt to their own portfolio.
