The Residential Community & Owners' Association Management Training Course equips community managers, association board members, property managers, and public officials with the governance and operating skills needed to run shared-ownership buildings and residential communities. Across the Gulf and Africa, apartment towers, gated villa communities, and mixed-use developments are passing from developers into the hands of many individual owners, and the long-term quality of those places depends on how well shared property, shared money, and shared decisions are managed. The course starts from the logic of shared ownership: what belongs to each owner, what belongs to everyone, and who has authority to decide. Participants examine the constitution and bylaws of an owners' association, the respective roles of the general assembly, the board, the community manager, and the developer, and the handover from developer to owners. They study voting, quorum, proxies, meeting procedure, conflicts of interest, and the records that make decisions defensible. Legal frameworks differ by jurisdiction, so participants learn to read the applicable law and build it into procedures, and they review how regulators register associations and supervise managers as a governance matter. The financial and operational core of the program follows. Participants prepare annual budgets, apportion service charges, manage collection and arrears, and plan reserve funds using a condition survey and a long-term replacement plan. They review the management of common areas, including security, cleaning, landscaping, lifts, pools, and shared plant, and they learn to procure and supervise facility management contractors against clear service levels. ISO 41001 is used as a reference for organizing facility management, without turning the course into a technical maintenance program. The human side receives equal attention, because most community problems are people problems. Participants work on community rules, noise, parking, pets, short-term letting, and alterations by owners; complaint handling, mediation, and fair enforcement; and communication with residents in mixed language communities, including digital community platforms. The course is delivered through community case studies, simulated general assemblies, budgeting exercises, dispute role plays, and a final workshop. Participants leave with a governance map, a meeting procedure checklist, a service charge budget model, a reserve fund outline, a dispute resolution route, and a community management plan they can adapt to their own communities.
