Course Overview

The Real Estate Portfolio & Asset Management Training Course equips asset managers, portfolio managers, and government property teams with the skills needed to raise the performance of real estate after it has been acquired or built. Its focus is the holding period: what owners do with income, costs, capital spending, and risk once the investment decision has been made, rather than how deals are sourced, structured, or financed. Across the Gulf and Africa, public bodies, endowments, family offices, and pension-backed investors hold large estates whose value depends on active management. The course begins by separating asset management from property management and investment management, and by defining the mandates, reporting lines, and delegations that link them. Participants build asset business plans that turn the owner's objectives into income, occupancy, and cost targets. They analyze rent rolls, lease expiry profiles, net operating income, tenant concentration, operating cost benchmarks, and property management performance. The program then moves to portfolio level. Participants segment holdings by role and performance, set allocation and diversification limits, stress test income, and use hold, improve, or sell analysis to direct capital. Capital expenditure planning, refurbishment appraisal, repositioning, valuation governance using the International Valuation Standards and IAS 40 reporting, debt covenant monitoring, and sustainability benchmarking such as GRESB are covered from an owner's perspective, along with the principles of ISO 55000 for managing assets. The course is delivered through portfolio case studies, rent roll and cash flow exercises, capital prioritization simulations, and a final portfolio review workshop. Participants leave with an asset business plan template, a performance dashboard, a capital expenditure ranking tool, a hold or sell framework, and a portfolio strategy outline they can adapt to their own holdings.

Learning Objectives

  • Distinguish asset management from property management and investment management in mandate, accountability, and role limits.
  • Translate owner objectives into asset business plans with income, occupancy, and cost targets.
  • Analyze rent rolls, lease expiry profiles, and tenant concentration to identify income risk before it affects performance.
  • Calculate net operating income and explain the drivers behind changes in asset performance.
  • Benchmark operating costs and supervise property managers against agreed performance standards.
  • Segment a portfolio by role, performance, and risk, and set allocation and diversification limits.
  • Stress test portfolio income against vacancy, rent, cost, and interest rate scenarios.
  • Prioritize capital expenditure using a consistent appraisal of return, risk, and asset condition.
  • Evaluate refurbishment and repositioning options for underperforming assets against alternatives on return and risk.
  • Govern external valuations using the International Valuation Standards and IAS 40 reporting, protecting valuer independence.
  • Apply hold, improve, or sell analysis and prepare a disciplined exit recommendation.
  • Report portfolio performance, risks, and sustainability measures clearly to boards and owners in a form that supports decisions.
  • Align property, leasing, finance, and facilities teams around a single plan for each significant asset.

Who Should Attend

This course is designed for real estate asset managers, portfolio managers, property investment officers responsible for held assets, heads of real estate, and senior property managers moving into an owner-side role with responsibility for income. It is equally relevant for finance and performance analysts, valuation and risk officers, facilities leaders, and officials in ministries, state property authorities, municipalities, and endowment bodies who manage public or charitable real estate. Professionals in sovereign and pension-backed investors, real estate funds, family offices, developers with retained portfolios, and insurance companies with property holdings across the Gulf and Africa will find the course directly applicable. It is particularly valuable for organizations that have built or acquired large estates and now need disciplined performance management, clearer capital decisions, and stronger reporting to their boards, as well as for teams moving from development into long-term ownership.

Learning Outcomes

  • By the end of this course, participants will be able to:
  • Define the role and accountability of an asset manager during the holding period, separate from the other property roles.
  • Write an asset business plan linking owner objectives to income, occupancy, and cost targets.
  • Read a rent roll and identify lease expiry, concentration, and reversion issues that threaten future income.
  • Analyze net operating income and explain what is driving performance changes.
  • Hold property managers accountable through benchmarks, service levels, and reports.
  • Segment a portfolio and set practical allocation and diversification limits.
  • Stress test portfolio income and propose actions to manage the exposures found.
  • Rank capital projects using a consistent appraisal of return, risk, and condition.
  • Judge refurbishment and repositioning options for underperforming assets.
  • Oversee valuations with appropriate governance, independence, and informed challenge.
  • Recommend holding, improving, or selling an asset with supporting financial evidence and clear reasoning.
