Course Overview

The Building & Facilities Maintenance Management Training Course equips facilities managers, maintenance engineers, and supervisors with the knowledge and practical tools needed to plan, organize, and control the maintenance of buildings and their technical systems so that they remain safe, compliant, reliable, energy-efficient, and fit for their occupants. Government buildings, hospitals, universities and schools, airports, commercial towers, shopping malls, hotels, and residential and mixed-use complexes depend on complex building systems, including HVAC, electrical, plumbing, fire and life safety, lifts, and building management systems. Reactive maintenance, weak compliance with statutory inspections, poor asset information, and unmanaged contractors lead to breakdowns, safety risks, occupant complaints, high energy use, and premature asset deterioration. The course covers building maintenance management from asset knowledge to performance improvement. Participants learn building fabric and building services systems, maintenance strategies including planned preventive, corrective, condition-based, and statutory maintenance, and how to build asset registers, conduct condition surveys, and develop planned maintenance programs using recognized maintenance task libraries. The program then addresses help desk and work order management, computer-aided facilities and maintenance management systems, service level agreements and KPIs, statutory and life safety compliance, including fire systems, lifts, electrical systems, pressure systems, and water hygiene and Legionella control, and health and safety in maintenance work. Participants also examine energy management in buildings, maintenance contracting models and contractor management, maintenance budgeting and life cycle replacement planning, occupant satisfaction, handover from construction to operation, green building and sustainability requirements, and digital technologies such as smart building sensors, building information modelling for facilities management, and predictive maintenance. The course is delivered through case studies of building maintenance programs, condition survey and planning exercises, KPI and budget analysis, and improvement planning workshops. Participants leave with a building asset register and condition survey template, a planned maintenance program template, a statutory compliance calendar, a service level agreement and KPI framework, and a life cycle replacement and maintenance budget template.

Learning Objectives

  • Analyze the role of building and facilities maintenance in safety, compliance, occupant satisfaction, and asset value on Day 1.
  • Identify building fabric and building services systems, including HVAC, electrical, plumbing and drainage, fire and life safety, lifts, and building management systems, and their maintenance requirements.
  • Compare maintenance strategies, including planned preventive, corrective, condition-based, predictive, and statutory maintenance.
  • Develop asset registers and conduct condition surveys to assess asset condition and prioritize maintenance and replacement.
  • Develop planned maintenance programs using recognized maintenance task libraries and manufacturer recommendations.
  • Manage help desk operations, work orders, and response and resolution times using computer-aided facilities and maintenance management systems.
  • Establish service level agreements and KPIs that measure maintenance performance and occupant satisfaction.
  • Ensure statutory and life safety compliance, including fire systems, lifts, electrical systems, pressure systems, and water hygiene and Legionella control.
  • Apply health and safety controls in building maintenance, including permits to work, isolation, work at height, and confined spaces.
  • Improve building energy performance through HVAC optimization, lighting, and building management system tuning.
  • Manage maintenance contracting models, contractors, budgets, and life cycle replacement planning.
  • Apply handover practices, green building requirements, and digital technologies to improve building maintenance performance by the end of Day 5.

Who Should Attend

This course is designed for facilities managers, building and maintenance managers, maintenance engineers, and supervisors responsible for building operation and maintenance. It is also relevant for property and asset managers, MEP engineers, help desk and CAFM coordinators, contract managers for facilities management services, energy managers, and HSE professionals in facilities environments. It is particularly valuable for professionals in ministries, government entities, and municipalities managing public buildings; in hospitals and healthcare facilities; in universities and schools; in airports and transport facilities; in commercial, retail, hospitality, and residential property portfolios; in corporate headquarters and campuses; and in facilities management service providers and maintenance contractors.

Learning Outcomes

  • By the end of the course, participants will be able to:
  • Explain how effective maintenance protects occupants, compliance, and asset value.
  • Describe key building systems and what they need to perform reliably.
  • Choose the right maintenance strategy for each building asset.
  • Build a reliable asset register and assess asset condition.
  • Develop a practical planned maintenance program.
  • Manage work orders and help desk operations efficiently.
  • Set meaningful service levels and KPIs.
  • Keep statutory inspections and life safety systems fully compliant.
  • Control health and safety risks during maintenance work.
  • Reduce building energy consumption through better operation.
  • Manage contractors and budgets and plan life cycle replacements.
  • Use digital tools to improve building maintenance performance.
