Course Overview

The 4D & 5D BIM for Project Scheduling & Cost Control Training Course equips planners, cost engineers, quantity surveyors, project managers, and BIM professionals with the knowledge and practical skills needed to link building information models with project schedules and cost data to improve planning, visualization, estimating, and control. In government entities, ministries, public authorities, developers, utilities, construction and engineering contractors, and consultants delivering buildings, infrastructure, industrial facilities, and public assets, building information modeling is increasingly required as a standard way of working. Extending the model into time (4D) and cost (5D) enables project teams to test construction sequences, detect logistics and constructability problems early, generate model-based quantities and estimates, and understand the time and cost impact of design changes. Many organizations adopt BIM for design coordination but do not realize its full value for planning and cost control. Models may not be structured or classified in a way that supports linking to schedules and cost breakdowns, levels of information may not match the needs of planners and estimators, and quantities may be extracted manually and inconsistently. Schedules and cost plans may be prepared separately from the model, so changes are not reflected, and 4D simulations may be produced as presentation animations rather than as tools for analysis and decision making. Interoperability issues, unclear information requirements, and weak collaboration between design, planning, and cost teams further limit the benefits. This course provides a practical, structured approach to applying 4D and 5D BIM for project scheduling and cost control, informed by international standards for information management using building information modeling and open data exchange formats. Participants learn BIM fundamentals, the dimensions of BIM, and information management concepts, including information requirements, BIM execution plans, common data environments, and levels of information need. The program covers preparing models for 4D and 5D use, including model federation, element classification, work breakdown structure alignment, and data quality checks. Participants then learn 4D BIM, including linking model elements to schedule activities from common scheduling tools, construction sequence simulation, site logistics and temporary works planning, time-based clash and constructability analysis, and visual progress monitoring of planned versus actual performance. The course then addresses 5D BIM, including model-based quantity takeoff, linking quantities to cost databases and unit rates, model-based estimating and cost planning across design stages, change impact analysis, cash flow forecasting, and integration with earned value and cost control systems. Participants also learn interoperability and data exchange, collaborative workflows between design, planning, and cost teams, contractual and information protocol considerations, limitations and common pitfalls, and how to plan the implementation of 4D and 5D BIM in their organizations and projects. This course is vendor-neutral and does not constitute certification in any specific software product. The course is delivered through an interactive, application-focused approach with demonstrations and guided exercises using sample building and infrastructure models, schedules, and cost data. Participants leave with a 4D and 5D BIM information requirements checklist, a model preparation and classification guide, a model-to-schedule linking procedure, a 4D simulation review checklist, a model-based quantity takeoff and estimating template, a design change impact assessment template, and a 4D and 5D BIM implementation roadmap.

Learning Objectives

  • Analyze the dimensions of BIM and the value of 4D and 5D BIM for project scheduling, cost planning, and control on Day 1.
  • Apply information management concepts, including information requirements, BIM execution plans, common data environments, and levels of information need, informed by international standards.
  • Prepare and federate models for 4D and 5D use through element classification, work breakdown structure alignment, and data quality checks.
  • Link model elements to schedule activities from common scheduling tools and maintain these links as models and schedules change.
  • Develop 4D construction sequence simulations to test logistics, phasing, temporary works, and constructability.
  • Apply time-based clash detection and constructability analysis to identify and resolve planning conflicts early.
  • Apply 4D visualization to monitor planned versus actual progress and communicate status to stakeholders.
  • Perform model-based quantity takeoff and assess the reliability of model quantities.
  • Link model quantities to cost databases and unit rates to prepare model-based estimates and cost plans across design stages.
  • Analyze the time and cost impact of design changes using integrated 4D and 5D models.
  • Integrate 5D BIM with cash flow forecasting, earned value, and project cost control systems.
  • Design collaborative workflows, interoperability arrangements, and an implementation roadmap for 4D and 5D BIM in the participant's organization by the end of Day 5.

Who Should Attend

This course is designed for planners and schedulers, planning engineers, cost engineers, quantity surveyors, estimators, and project control professionals who want to use BIM to improve scheduling and cost management. It is also highly relevant for BIM managers and coordinators, project and construction managers, design managers, and engineers involved in model coordination and project delivery. It is particularly valuable for professionals in ministries, government entities, public authorities, and municipalities requiring BIM on public building and infrastructure projects; in developers and real estate organizations managing large developments; in utilities, transport, energy, and industrial organizations delivering capital projects; and in construction and engineering contractors, cost consultants, and project management consultants. Senior managers responsible for digital construction strategy and BIM adoption will also benefit from the course. Participants should have a basic understanding of project scheduling and cost estimating; prior BIM software experience is helpful but not required.

Learning Outcomes

  • By the end of the course, participants will be able to:
  • Explain how 4D and 5D BIM support better planning and cost control decisions.
  • Define the information requirements needed for model-based scheduling and estimating.
  • Prepare and classify models so they can be linked reliably to schedules and cost breakdowns.
  • Link model elements to schedule activities and keep links up to date.
  • Build and review 4D simulations to test sequencing and logistics.
  • Identify time-based conflicts and constructability issues before construction.
  • Use 4D models to compare planned and actual progress.
  • Extract quantities from models and judge their accuracy.
  • Prepare model-based estimates and cost plans linked to unit rates.
  • Assess the time and cost impact of design changes quickly.
  • Connect 5D models with cash flow, earned value, and cost control processes.
  • Plan the practical adoption of 4D and 5D BIM on projects.
